Room Rental Prices in Singapore 2026

Rental prices vary significantly by location, room type, and whether air-conditioning is included. Here are current market rates based on listings on PropertyGuru and 99.co as of mid-2026:

Note: Utilities (water, electricity, gas, WiFi) are usually split or included for HDB rooms. Condo rooms may bill utilities separately — always confirm upfront.

HDB Subletting Rules Every Tenant Must Know (2026)

If you are renting a room in an HDB flat, both you and the flat owner must comply with HDB’s subletting rules. Renting from a non-compliant owner can result in you being forced to vacate. Here is what to check:

• Minimum Occupation Period (MOP): The HDB flat owner must have fulfilled the MOP — typically 5 years from key collection — before renting out rooms. Ask the owner to confirm this.
• Maximum occupancy: 6 people maximum for 3-room flats and larger; 4 people maximum for 1- and 2-room flats. Count all occupants including the owner’s family.
• Eligible non-citizen tenants: You must hold a valid long-term pass — Employment Pass (EP), S Pass, Work Permit, Student Pass, Long Term Visit Pass (LTVP), or Dependant’s Pass. Tourist visas are not eligible for HDB room rental.
• Short-term rentals are not allowed: HDB rooms cannot be listed on Airbnb or similar platforms. Minimum rental period is 6 months.
• Stamp duty: If your tenancy agreement is for more than 12 months, stamp duty is payable to IRAS within 14 days of signing. Rate: 0.4% of annual rent for every year of tenancy.
• Verify legitimacy: Check HDB’s Tenants Search portal or ask your landlord to show HDB’s approval to sublet before you pay any deposit.

How to Choose the Right Room for Rent in Singapore

Understand Your Budget

Before you start looking, it’s crucial to know how much you’re willing to spend on a room. Rental prices can vary significantly depending on the location, room type, and facilities offered. Be realistic about your budget and make sure to factor in additional costs such as utilities, Internet, and transportation.

Prioritize Location

Singapore is well-connected by MRT, but staying near your workplace, school, or public transportation can save you time and money. If you’re unsure where to stay, consider proximity to MRT stations or popular areas like Orchard Road, Chinatown, or the East Coast.

Check the Amenities

When looking for a room for rent in Singapore, make sure to check what amenities are available. Do you need a fully furnished room, or are you okay with basic facilities? Would you prefer air conditioning or are fans enough? Be clear about your expectations to avoid any surprises after moving in.

What to Ask Before Signing a Room Tenancy Agreement

Do not hand over a security deposit without getting clear answers to these questions:

1. Is the flat approved by HDB for subletting? Ask for proof or check the HDB Tenants Search portal.
2. What is included in the rent? Confirm if WiFi, electricity, water, and air-con servicing are included or billed separately.
3. How many tenants currently live in the flat? Overcrowded flats are uncomfortable and non-compliant.
4. What are the house rules? Ask about cooking times, overnight guests, laundry schedules, and pet policies.
5. What is the security deposit? Standard is 1–2 months’ rent. Get a receipt in writing.
6. What is the notice period to terminate? The standard is 1 calendar month’s written notice from either party.
7. What is the condition of the room’s furniture and fittings? Take photos on move-in day to avoid deposit disputes when you leave.

Facebook Groups for Room Rentals in Singapore

Beyond formal property portals, Facebook groups are where many direct-from-owner listings appear — often at lower prices because there is no agent commission. These are the most active groups in 2026:

• Singapore Room Rental — Most active group, 200,000+ members, posts updated daily
• Rooms for Rent Singapore — HDB and condo listings, good for budget options
• Singapore Expat Rental — Rooms, Apartments and Houses — Popular with expats and foreigners new to Singapore
• HDB Room for Rent Singapore — HDB-specific listings only, useful for filtering
• Singapore Accommodation for Work Pass Holders — Targeted at EP and S Pass holders

Safety tip: Never pay a deposit to someone you have not met in person and whose identity you have not verified. Scams targeting room renters are common — always view the room before paying anything.

Conclusion

Finding the perfect room for rent in Singapore doesn’t have to be overwhelming. By using trusted platforms like PropertyGuru, Roomster, SG Property, Carousell, and 99.co, you can easily find a place that fits your budget, preferences, and lifestyle. Always take your time to compare options, check for the latest listings, and ensure you’re comfortable with the terms before committing.

Happy room hunting, and welcome to Singapore!
